1. Estimates only

Yield ranges shown on the platform (e.g. "7.5–9.2%") are derived from the property's current rent, lease terms, and ReptoState's fee schedule. They are not promises. We never present these as guaranteed returns.

2. Vacancy risk

If a tenant leaves and the property is vacant, no rent is collected during the vacancy period. Distributions to investors pause until a new tenant moves in and pays rent.

3. Non-payment risk

If a tenant fails to pay rent on time, distributions are delayed accordingly. We pursue collection but cannot guarantee the outcome.

4. Costs and reserves

Net rental is calculated after platform management fees, distribution fees, and a small reserve for maintenance and vacancy buffer. Unusual costs (e.g. major repairs) reduce distributable amounts in that period.

5. Timing

Distributions land in your wallet on or around the schedule shown on each property page (typically monthly or quarterly). Banking delays, weekends, and holidays can shift timing by a few days.

6. Market changes

Rental rates in Pakistan respond to inflation, currency movements, and local supply/demand. Rents at lease renewal may be higher or lower than the current rate.

7. No guarantee

Past rental performance is not a guarantee of future returns. We do not commit to a specific yield, and any communication suggesting otherwise should be treated as illustrative.
