1. Capital risk
The value of your blocks can go down as well as up. You may receive back less than you invested, or in extreme cases, nothing. Property values fluctuate with the economy, neighbourhood dynamics, and individual asset condition.
2. Rental income risk
Rental yield is an estimate based on current tenancy terms. Vacancy, tenant default, lease renegotiations, maintenance costs and changes in the rental market can all reduce actual returns. Past rental performance is not a guarantee of future returns.
3. Liquidity risk
Until the secondary marketplace launches (Phase 2), there is no easy way to exit your investment. Even after launch, marketplace activity depends on buyers being available — there is no guarantee you can sell when you want, at the price you want.
4. Regulatory risk
Pakistan's framework for fractional real estate is evolving. Future regulations could affect how ReptoState operates, the fees we charge, or your ability to transact. We engage proactively with SECP, SBP and FBR to minimise this risk, but cannot eliminate it.
5. Platform risk
ReptoState is a private company. If ReptoState ceases operations, your blocks remain yours (the SPV company register is the source of truth), but the management of the underlying property and the collection of rental income may be disrupted.
6. Concentration risk
Investing in a single property concentrates your exposure to that property and its tenant. We recommend diversification across multiple properties, cities and property types.
7. Foreign-exchange risk (overseas investors)
Rental income and any sale proceeds are denominated in PKR. The PKR/your-home-currency exchange rate fluctuates. Withdrawals to overseas accounts incur conversion costs.
8. Tax risk
Pakistani tax law applies to rental income and capital gains. Tax laws can change, and overseas investors may have tax obligations in their country of residence. Consult a qualified tax professional.
9. Acknowledgement
By creating a ReptoState account and making your first investment, you confirm that you have read and understood these risks, and that you can bear the loss of your invested capital.
