1. Submit the property

Give us the address, size, asking price, and any documents you have. We respond within 5 working days.

2. We review

Title check, society / builder NOC, market valuation, rental potential, and a site visit. We pass on more than we approve — that is the point.

3. We structure

If approved, we incorporate the per-property SPV, draft the investor documents, and engage independent valuer + lawyer.

4. We manage

Tenant management, rent collection, distributions and reporting — all run through ReptoState. You retain influence on major decisions.

What we look for

Not every property fits. Most don't.

We are selective on the buy side because investors trust us to be. Roughly, the properties we list share these traits:

  • Clean title with no disputes
  • Independent valuation between Rs. 2 crore and Rs. 50 crore
  • Tenanted or near-tenantable within 60 days
  • Located in DHA, Gulberg, F-sectors, Bahria or comparable
  • Owner willing to retain operational responsibility (or hand it over fully)
  • Realistic rental yield in the 6–10% p.a. range
